Right now I am looking at six guys, equipment and a pool that will be like NEW in 4 hours.
I have talked with my fellow Realtors at Exit Desert Ocean Realty about Pools. We have one Realtor who likes to focus on Pool Homes. So In the Victorville, Apple Valley area- the high desert, How important is a pool and the value of the pool in real estate?
I believe I got a fair deal from Blue Horizon Pools. Danny asked me for my business over six months ago. We signed contracts in February and we are finishing up the plaster today. Of course there is the completion of the job with mastic around the pool and getting the pool up and running.
Yes, I added color. Light Blue. Yes, I have tile that needed replacement and cleaning. Yes I have a spa. Yes, I bought this home with a pool for my youngest son. He loves to swim and can't wait. Yes my wife is a first grade school teacher who will have 20 students and parents over in one week because all of her students participated in Accelerated Reader. So Yes a pool, a newer looking pool.
Cost? The quote was just under $6000.
So I talked with an appraiser. How much will this increase the value of my home? Answer: not one penny. It might, if you were selling your home, encourage the sale. But putting $6000 into the pool will not increase the value of the home.
Just as a side note, the pool the way it was would probably add about $6000 to the value. But I can't add 6 and 6 and make 12.
In this case 6 plus 6 makes 6. I think that is new math.

Just a short one, I have a listing. In this area a 1953 year home is not the most enviable listing. They are moving out of state and need to sell. So for the first time in taking a price reduction, (I have taken many) I had one that was $40,000 in one fell stroke. Wow. My head is spinning and now to see if I can sell it. Oh yes, I did something that I usually don't do. I lowered my commission from 3 to 2 percent. My excuse? They are friends, and I will put my clients first even when it costs me. The pricing on coaching has ranged from $350 a month- four sessions

I have Even bumped into paying $96000 a year for the Privilege of the one of the best trainers to come and hold an office event.
What have you invested in your Real Estate Career? Before you blast the numbers. My daughter Graduated almost two years ago. I paid close to $65000 to help her through school and she did work and got scholarships and even finished 1/2 year early. She is now a Teacher of Art in an Apple Valley High School, The Lewis center for academic advancement and excellence. I believe beginning salary is about 30ish and She has still spent several thousand to achieve certification and a masters.
How much are you investing in your education? If you want I will coach you. But you must do what I say. You first of all must be accountable. You must keep your appoinments. You must be organized. You must have a calandar or one central data base area.

My Office's Experience with Realtor.com We beleive seriously in helping our agents generate leads. We signed the whole office on for six pictures and virtual tour. We also paid for Featured home in one Victorville zip code for four featured homes. Victorville Real Estate is a very hi hit on the internet in our area. But Realtor.com is higher. So on with the Story
Then the crunch came and we dropped Realtor.com like a hot potatoe. We also discovered that many of the agents were not loading up the six pictures and we thought, it is not a good use of money.
Guess What? The phone calls and the finding of our office became a lot less. We have over 125 agents.
We are now at the point considering signing back up with Realtor.com. By the way, it is not Cheap.
So What do you think? Should we pay $15K for the service or can you suggest another way to have as great an impact with less cost? Thanks For Reading.

But Consider, you bring your plans ,,,, ok ok we will put a club house in. A few months later and represent the plans as requested, spent the money, got a civic engineer did the stuff.
here are the plans for approval, but no now you need something more than a clubhouse you need a tennis court or a basket ball court. Where am I supposed to fit that? They tell you.
You spent three more months draftsman, plans and present. finally (until something changes) you have approval.
I have learned that you must go in and find the worst person, and tell them you need a swiming pool. clubhouse, court, green space, cover parking and a bird in the tree. Now.

Keeping your agents focused and motivated is not an easy thing.So there must be one question on your mind. What Does Your Agent Want? Three Things come to mind that each and every agents wants. And I suppose that if you are a broker and you keep this coming you will keep your agents. this Stuff works here in the High Desert, Victorville, Hesperia, Apple valley.
Money: This is a taken for granted. However, it is so important. If you agent is going between pay checks and nothing is happening, no closing. You will do him/her a favor by seeking out more than one real estate related way of making money. With nod's, you can encourage them to do the appraisal/bank value for selling the property. Once they have a reputation, this usually pays about $100 a CMA. Or there is nortory/loan signing. And there are banks that will hire you to input information on your client and pay you part of the proceeds for doing so. Finally, my favorite, you can belong to a Franchise like Exit , Exit Desert Ocean Realty and get paid from the broker for having sponsored. 10% of the commission amount is many times between 500 and 1500 dollars. That really helps over the hump.
Security: Every Agent wants and longs for security. Don't change things without letting them know. The stock in trade of an agent and part of their security is the control of knowledge and being let in on the inside of knowledge. BUT, even more important is training, Training is the only real security that an agent has. To perform at a high level, you must train at a high level. Training in a sales profession equals security.
Finally: What does your agent want? Recognition, Tell their story or better yet let them tell it in front of a group. Awards, rewards go a long way. Some agents will simply do more because they will get a Starbucks Card. Other agents want the praise of their peers. Some agents want to see their name on the certificate. They were number one.
That is what your agents need, and I would tell you the other three secrets of motivating agents to do the impossible: encourage
Then Encourage and then encourage some more and then start over with more encouragement.

Have you attended a Mega Camp? To say it was a great time filled with AHA's just doesn't say enough. There is anticipation in the air. There is one of Austin's Finest Guitarist Van Wilks on Stage and it is only 8:00 am in the morning. Already I am out of my normal meeting box.

He is on stage, slim, well read, witty and more than able to put his finger on the pulse of the market having been in real estate from the early 80's. And more importantly having ridden the ups and Downs.
Main message:::: Your Mindset is more important than the Market anyday.
The Market is the enviorment in which I conduct my business but don't overread or underread the market. It doesn't determine my success. So I won't wait for a better market. that would be a waste of time. So you must on a daily basis understand your market.

Asking for Referrals My phone rings. It is a lead sales person for a company that promises, "We will put you on the front page of MSN, GOOGLE, YAHOO, ETC" After several minutes of listening and showing "interest" and "curious" I am handled over to a closer "senior project manager" He proceeds to lead me through a series of questions that can only be answered by yes otherwise I would look like an idiot. Then the bottom line.
For a 20 key phrase first page package $2999 and for a 40 key phrase first page package $4999 but wait today only with an unbelievable offer, if I take the 40 they will provide me one on one with their team of experts and I will get great saving. 40 phases for only $3499.
I say two things: I will check with my finance partner (wife) and I would like to real estate references. Yes please give me two totally happy clients. Yes, I know that they will only rave about the product/service of your company. I at this point of my carreer only pay for leads that end up as closed transactions. I do not pay for passive lead generation that ends up as nothing. Yes, I know that you can deliever on your promise that I will be on the first page. I want to talk with someone in real estate- not travel, not a vet, not a divorce attroney.
With much reluctance, I recieved two names of clients, real estate clients that they were happy to provide.
So HOW DO YOU THINK THE PHONE INTERVIEW WENT WITH RE AGENTS. Yes you probably guessed right!
They both were disappointed with the service and the results. They both felt that money had been spent and so far was wasted.
But wait, did I mention that not only did I talk with the lead sales person and the project manager but also I spoke with the VP of the Company. One of the owners. and then was pursued by another person from the company and offered a better deal for only $1999. Still I persisted an asked for two reference explaining that the company has yet to deliever on that. If you can't provide two good REF's how can I believe that you will provide a good service

What is Your Customer Looking For? Think like a client for a moment? What runs through your mind? What is your client looking for? In the high desert we who sell real estate in Apple Valley, Hesperia, Victorville are always looking for a way to hone our customer serving skills.
Here are some suggestions, perhaps a little abstract but I believe to be true about human nature and motivation.
How will I look to others? Will it raise my Status? What will it do for my Social Standing? Who would be the first person that I would like to show this home to impress them with looks, features, savings or simply for approval.
Money!! Either it has to make me money or save me money! It is economical. Where are the utility bills? Is it a energy saving home? Is it a green home? Does it have a higher seer ratings? Does it have solar heating? A wood Burning stove with a blower? Is the yard drought resistant and water saving?
Time! How much time am I spending in the yard or on maintenance? How much time cleaning?
New and Learning! Is there something about this home that is cutting edge in Technology? Can I learn a better method?
Security! Security Doors, ADP or Brinks Motion Sensors, Walls, Wrought Iron, Gates, Security Guard, Motion sensors lights on the exterior. Is the community Safe? What are the schools like?
Work! Is it user friendly, has it been thought out? Where are the trash cans? Where is the garage and the entry door?
Fun! Figure this one for yourself.
Easy! That word says it all.
Comfort! This is the spa word. But comfort comes in so many different flavors and tastes. So does the home bring comfort?

Have you heard about Snagit? I picked this awesome program from a workshop I attended at the Victorville MLS. It was one of those things that was mentioned once and then gone. www.snagit.com
I went to my Apple Valley home office and used the thirty day trail. Wow! This program allows me to copy what I am looking at on the screen. I can print it for my client. I can print how many times their site has been hit and use that to help with price reductions.
I go on a listing presentation for an Apple Valley home. They bring up Zillow. I pull out the Snagit copied page of the home evaluation from www.Zillow.com Then I show them WWW.Eppraisal.com and www.RealEstateABC.com valuations. (if I think it is a hard case I might even pull www.homegain.com or some other valuation)
Then I show them my comps with titles inserted on the pages: Apple Valley Expired's: Tested the Market and failed
Active: Apple Valley Testing the Market Unproven. Sold; Apple Valley Market Proven and Priced Right. "So do you want to be first in the market or do you want your home on the market for a long time?
Well after thirty day trial, I was convinced. This is a tool and is easy to use and allows me to show in a very good way a third party endorsement. and Shows the sources of my knowledge and what is common knowledge to the client who is Internet savvy or interested.
So, I bought Snagit, But first I looked for a Promotional Code. I love saving money! So guess what I discovered while I was looking for a Promotional Code. That's right a ten dollar word SNUG. I think that you can use it. But if you don't Snagit is worth the price, however First start with the trial and see if you like it. My business card I received a call from a man interested in becoming an agent with Exit Desert Ocean REalty in the Victorville area of California. We had met once. At Fed Ex. He has been in business for years with various fields of endevor.
What impressed me was his comments about my business card, This might be important since I buy 3 to 5 thousand cards at a time. He said that my Hollywood face was to big. That how I looked was really important to only me. He said that the information concerning my particular office was too big and that nobody would really care. So far I am not doing very well but then it got worse. He said the most important thing about my card
was too small. The phone number to reach me. ON my next card- no picture and larger phone number for sure. I am still considering the issue about my office/ brand name. I will have to consider that one and look into to it.
the one thing he didn't mention was a unique selling position.
Things change but clients want service that is all about them and not all about me.

Have you ever 1031 exchanged Personal Property? If you have been in Real Estate for any amount of time, you have run across the "1031" Exchange. You already know that a client exchange their real estate investment has a 45 day identification period and a total of 180 days to complete the transaction through a QI. You know that there are some risks to doing a ten ThirtyONe Exchange. DID YOU KNOW THAT YOU CAN EXCHANGE PERSONAL PROPERTY? I had the good fortune of meeting with the author of Exchanging UP! Gary Gorman. I asked a few question about real estate 1031 exchange and the possibility of extending seller financing. He was knowledgeable and could think creativity. So I bought his Book. As a discipline I read through the first five Chapters. Review of things I already am famliar with. " In order to qualify for Section 1031, property has to be held as an investment or used in a trade or business. 'Held for investment' means you intend to hold the property for future appreciation." The Relinquished property and the replacment property are the old property and the new property. A 1031 Exchange rolls the gain from the sale of an Old Property to a New Property. All of this was a very helpful review. Then Much to my surprise AHA you can 1031 exchange personal property. Personal property is something that can be moved. Things that can be moved include the following: boats, planes, equipment from the office, over the road trucks and trailers, Trains(do you have one of those?), computer systems and the list goes on. Now is when it gets tricky but could prove to benefit you the owner of personal business property. So my question is have you ever done a personal property 1031 exchange? Presentation on the market I attended a very interesting meeting this last Thursday morning. It was called the Automatic Market. The event was open to all realtors and sponsored by Chicago Title. The speaker was frank. He spoke about the difficulties that you and I as realtors face in any market. About he excuses we make. then he offered his solution. A different way to present what the market is doing but in such a common sense way that as a realtor you have total intergity. When it was done I have decided to change my approach to listing and to sharing with client why they need to price their homes in accordance with the market. Not simply a cma approach but an absorbtion rate approach that shows more in depth the issues a seller faces when then don't price their home accordingly. Thanks for reading. The Power of the Least interested person Requiam Your Real Estate nightmare This idea is so new and revolutionary you have probably never heard of it. However, I bet you have experienced. If you have you have gone through one of those real estate experiences that you can barely touch and yet would like to strangle. The Simple POWER of the least interested person. In relationships husband/wife, boyfriend/ girlfriend,parent/child, brother /sister: The person who is least interested in maintaining the relationship is the one who exercises the most power over the relationship. Imagine a couple From Apple Valley, California. in the following: John,"would you like to see a movie at the Victorville Mall?, I would really like to go out." Mary, "Well, I don't know. Let's stay at home here in Apple Valley there isn't any movie I want to see." (do you sense the power the control?) John,"Well then let's go to the Red Lobster At Victorville Mall and then walk the mall." Mary"Oh we did that just a month ago,I am really not that interested, let's just stay home." (Can you feel the incredible power of inertia?) Imagine the conversation going on and Mary the least interested one controlling and pulling the relationship and decisions around just by being less interested than John in any activity. Has This ever Happened to you in Real Estate? Maybe you have met John and Mary as a couple and He wants to sell and she is...well there is no hurry..wait. ah. We often think of power as action, getting things done, taking over, beware the power the force the fury of THE LEAST INTERESTED PERSON. If you are not a real estate professional that is you are a client a consumer. I hope you never run into the power of the least interested person in the form of a Realtor. coaching It was a day of small talk, pointed questions and keen observations. At the end of the day 7 actions points four more that we should have had. But they were necessary. All of it a consultation, or the newer word Coaching.
He was a former ups vice president who cut his teeth on trucks and timing schedules. Now he coaches part time for cypress college and part time he shows up with a schedule of questions and insights. We ate lunch at a local Japanese resturant. all in all a great day.
And now the real word of making a difference with our company. Some small things and some larger that will take more time.

The Technology of Treo's, Trials, Tungsten T's First, Daniel broke his phone, cell phone in half. Not to bad, since it still worked but not good since it wasn't designed to function that way. So Marcia says,"time to get a new phone Val and give yours to your son." Well, since I am very frugal, I will think about it. However, in the back of my mind the words of Danny Morel- owner of Telos are ringing- if you don't have a Treo or a Blackberry you are not in business in the real estate business. So I guess it is time.
This will be great. I can combine the best function of my Palm Tungsten T with my new phone. I can have all of my programs and calling and supra key in the Palm of my hand. (it that a pun?)
Then the Tech Nightmare begins. It starts with the Verison Salesperson, "your new package includes one month free Internet, so use it for one month and cancel it" thanks Kevin. Will do. By the Way, what number do I call to accomplish that? A month passes and I call to cancel only to find out from the support tech that there is no free one month program. I have been paying all along and an email will be sent to the Sales person to clear up. Just so you know that time wise this is already two hours of time accomplishing the new modern game "hurry up and wait"
Then, My Tungsten T dies, I have no, none, lock box ability. As A realtor in the Victorville area, with listing in Desert Knolls and Spring Valley Lake that is kind of important.
Then I am in the process of Syncing my Topproducer information. To no avail, The program by which I am trying to sync is not one that is compatible with the Treo talking to the Tunsten T Talking to Top Producer. I have spent three hours on the phone with Topproducer only to find out you can't get there from here. Poor hapless consumer. You have spent your money and the good will you felt at the time of purchase. The sense that all would be a new bright world is dark and dismal. But your Attitude is Good. Until you find out that a simple "Please erase all of your current palm programing from your computer BEFORE you install the new palm software" would have saved you hours of frustration and agony.
All this going on and I and E Pro who do not consider myself tech savy but also not tech stupid am conducting my real estate business using my personal power phrases. NOT TO WORRY, NO PROBLEM, I AM RIGHT ON TOP OF THAT. When I fell like LOST IN SPACE with a robot yelling Danger Will Robinson Danger.(I know that dates me but it is sincere and true and out of control)
So At this point I have to contact Supra, Top Produceer, My Bible- Palm Software and Chicago Title- loan calculator, and yet to figure out how to blue tooth my ear device. and I just discovered that although I have a category for games- there aren't any games. You know how important that is when you are wasting time anyway that at least you can waste time amusing yourself.
Well, If you have made it this far, you have a cast iron stomach or no common sense either way
