Giving the Benefit of the Doubt and eight hours of consumer protection
Have you heard that phrase- give them the benefit of the doubt? or give him the benefit of the doubt? I have trained myself to approach people with the basic philosophy of believing something good about another person. When we work professionally in Real Estate in California the DRE says that we are to be color blind. We approach all people without a stereo typing of them. We asked to not judge a book by its cover. Assume the best you can about every person. Assume a good potential for them even if honesty would require you to be uncertain.
Well, I just finished an eight hour class in contracts and negotiation for commercial real estate. (I am working on a ccips commercial designation- not because Apple Valley, Victorville, Hesperia have so much commercial real estate-they do, but because I feel that I must be more well rounded in my exposure and experience in real estate- I do maintain a brokers license and desire a broad education) The core of the experience in this class is protect yourself, write the contract for your legal issues, negotiate so you are commission is protected. That message comes over again and again. We, about 25 agents, hum our yeses and nod in agreement. Yes we have to protect ourselves, humm that's right you can really get taken advantage of, if you don't watch out and even if you do what out.
So the approach is Hi I'm here to give you the benefit of the doubt smile and now please sign this document that says you will hold harmless and indemnify myself, my heirs, my friends and anybody else you know that might know me.
And I guess what bothers me about all of it, is that I am used to it and it doesn't bother me as much anymore. It makes me think that my job is more about walking the balance between many things rather than providing a great service which is what I do.

What is so Special About 29 Palms?
Have you Taken a drive out to Twentynine Palms lately? I have. What a surprise.
In Victorville were I work we have the remains of the old, closed George air-force base. Yesterday I drove by the military housing. True is has not been maintained for 16 years. But what hit me was the size and quality of the homes. That is the size and quality compared to the housing that I saw in 29 palms for the military. To say the least the homes for our armed services certainly honors them and changes my perspective on what I thought it would be. ( by the way some very ecomonic awesome things are happening with SCLA)
But More, Something else surprised me about 29 palms. I recently downloaded and read the Marine Air Ground Task Force Training Command at 29 Palms 2006 Economic impact statement. ( I did this because I have taken a great ten commercial property listing in 29 Palms) In the report once I read the Mission and the History there are numerous details, so to the point. Between the Military, the civilians dedicated to the Marine base and the construction work going on. There is a payroll in excess of 400 million a year. Wow!
But there is more and this one I haven't verified but my source I believe to be reliable. If you have every driven to twenty-nine Palms and looked at those palms and the water that comes out of the ground at that natural oasis, it might cause you to consider the following: The water Table is about 30 feet, yes 30 feet not 100 or 200 and the water available is measured for 300 to 1000 years. That is the water that is there, not any question of replenishing.
But More, There is a 475,000 plus square foot new super shopping center that is now leasing for anywhere between $1.65 to $2.20 a sq ft. A sign of a bright future.
There is the Mariposa Shopping Center which is reported to be a resturant and will lease at about $1.85 a sq foot. a sign of a bright future.
There is also the story about the local tavern which was purchased for about $200,000 for a building the size of a postage stamp (I don't know if the liquor license was part of the deal) and the town of Twentynine Palms wouldn't let them open because they did not have designated offstreet parking. Mind you they are not land locked, just not able to accomdate parking off street. Special means you had better know what is going on in the local Ordinance. All Real Estate is local.
Have you taken a drive out to twenty-nine Palms lately? There is more than meets the eye. So ask yourself why is Starbucks, Kragen, Rite Aid, and Walgreens building in 29 Palms? They don't make mistakes with locations of their business. Seemingly a smallish town on the often called backside of things is starting to wake up. Well come to the new Starbucks when it opens and smell the coffee. Opportunity is knocking in 29 palms.
Where I live and mostly work in Apple Valley, Victorville, Hesperia, Adelanto our market is so different from 29 Palms and it too offers great real estate investment and living opportunities. What Can a Regional Franchise Meeting do for you?
When the dust is settled and the smoke is gone, the bottom line will be that Exit Realty is the fasting growing real estate franchise in the history of the business? It is good for the Agent, the Broker and the Client. How cool is that?
Bruce the regional direction for Exit Southern California stated those piercing words. He repeated them three times and we wrote them down. Then he said it is in the manual. i am from the Victorville area, I live in Apple Valley but Work in Victorville, Hesperia, Adelanto, Lucrene. So a 3 1/2 hour drive to San Diego was a gamble on the simple return of my time and effort and thirty dollors (my partner paid, i drove).

Thanks to each of you for making this event possible. What did I walk away with? Clarity, Enthusiasm, mutual respect of other broker/owners, Imformation, and a little training. All worth my time. I started the day with plans to leave at Three o'clock only to change that and leave a little after four. I knew I would be late to my evening meeting. I knew that I would be driving in Rush Hour Traffic.
The meeting, the people,the content and motivation were just that good. Mind you when I went I was in good shape already. 2007 has been a year of learning and networking and growing and really feeling good about the progress and how things were shaping up. So To go to that meeting and come away even better. Well, maybe you should consider a regional franchise meeting. Maybe you should consider Exit.

This chart is taken from a report displayed to the real estate community of MRMLS. I am a member realtor of the multiple Region Multiple Listing Service. It is part of Inman Real Estate News. This last week I spoke with the former president of Inman news. He is now in a company that proceeds real estate websites that are consumer friendly. When I asked him about SEO, He commented that Inman news used to be in a number one websites position due to the fact that they reported on real estate. When they fell from first place on what they considered significant searches. He took up the project of spending $50,000, time and effort to raise their position only to end up going down. His comment, "how seo works is a mystery, you would do better to simply work your job."
Back to the Chart. Here are a few observations: posiitions 1-9 have not changed in position although percentage can vary. There is more movement in positions 10-20.
Although not shown here, making it into the top 100 is an ecomonic monstrous position. According to Hitwise, if you are in the top 100 you make up 69 percent of the market share.
"If the top 100 Web real estate sites capture most of the traffic associated with home buying and apartment rentals, traffic is even more concentrated in the top 10 Web sites, which claim 28.4 percent of all visits in the category."
If you have not heard of hitwise go and explore. For my part it presents the best of the best in many fields and in real estate you need to know who is on number one. Number one is the bench mark by which you judge everything else. My exploring led to requesting a free report of how my Apple Valley, Victorville, Hesperia real estate website is doing against the number one competitor. I have yet to read the report and gain any insights. We will see.
So Where is Active Rain? Are we in the Top One hundred? Answer- no. However Active Rain is an up and coming contender. Active Rain has threatened to break into the top one hundred. It has recently moved up 78 places as of this April and holds position 120 until the next reporting. That is not to bad for a free online community of networking real estate professionals and affliates especially when you understand that we started with 400 positions ahead of us in this calendar year.

Your Copy may be Killing your Marketing. Your words might be unselling your clients home and losing you a commission. Whoever said," Sticks and stones my break my bones but wods can never hurt me" never saw the president make a word blunder and have to pay public apology for it.
I graduated from Northwestern College in Orange City, Iowa with a BA in literature. I enjoy and use the power of a well turned phrase or just the right word. Words are the conveyers of thought. The better the Word the better the thought.
Let's face it every Realtor is by the very nature of this business a word smith. We live and die by the power or the lack of power that our words convey. A local Marketing agent put me onto the information from Paul Anglin. He is in the business of making your words effective.
What should an economist tell us about words? We seldom hear from economists such practical information. Usually we hear about trends and numbers and probability. An economist studies, develops, and applies theories and concepts from economics. The closest to a practical approach,(although not flattering at all is Freakanomics where economists Levitt and Dubner compare real estate agents to the KKK).
Professor Paul Anglin a Real Estate Economist or the University of Windsor, Ontario, Canada has studied and written many abstracts and paper on various economic studies. The one study that interestes me the most is the chart below: Study it well, it may save you time and money.

Although the context is Windsor and Essex Counties in Ontario, I feel that we would do well to pay attention. So if you see an ad of mine, it will contain beautiful, landscaping, move in condition if reasonable to apply, also you will not see vacant, rental property, motivated.
I don't know if this will make any difference in the High Desert, However, I have just changed an add for Schooner in Spring Valley lake, and for Pahute in Apple Valley, Francis St in Jess Ranch. I have shared this with agents who are working in Victorville, Hesperia, Apple Valley, Adelanto and they are very interested for anything that will give them an edge on the market.

The Mountains of Temecula
Homes in the Wine Country. Temecula is known by the locals as a beautiful place of winding unpaved roads that enjoy the pattern of vineyards. That is on the East side of the I-15. But what about the west side the Hill side of Temecula. I invite you to drive the Rancho Calif Exit off the 15 and go up the mountains. You will at first enjoy the vista looking over the city. As you travel you will find a road sign that states De Luz Rancho. The Ranch of Light is right. You can bath daily in sunlight. In the summer beware that temperatures will touch triple digits. As I write this on Labor Day Weekend it is about 107 degrees. Yet when winter comes there could be a freeze and it might take down your trees and flowers. Traveling the area I noticed that there are Avocado groves some of which are cut down due to frost.
About Eight miles into your journey there is a stop sign. At that juncture you will find signs that say Fallbrook (pointing south) and Murrieta (pointing north). If you look up at the water tanks in front of you, you are looking at the Santa Rosa Plateau. All around are custom homes. New homes , newly constructed homes, Older Homes. From five thousand to fifteen thousand sq ft. five car garages, Grapefruit orchards, Fruit trees. Properties with ponds and wells and city water. properties on agricultural electric and water. Where there is water there are ants, and coyotes and an occasional rattle snake. All in a days stride.
These homes and this place is a hidden jewel just outside of Temecula. Not so far that a trip into town is a day trip that you have to plan. But just far enough that you will want to plan and use time and gas wisely.
In This Market there is gold in those hills.

Why you should talk with Lonnie, Bulk- business sales
At a Telos Event called Life by Design, I met Lonnie. What was my first impression of Lonnie? Kind What was my second impression of Lonnie? Scary.
I talked with Lonnie about a coffee house sale. In the business we know this as a bulk sale. The sale of fixtures and furnishing, the good will in the name and finally the property or underlying lease (if it is applicable). How did Lonnie scare me? Ucc file seek, How is property being taken sole proprietor or company, what about the IRS, Are there any county liens, Federal liens, have you taken any courses in conjunction with CABB.ORG And I quote "The California Association of Business Brokersis a professional trade association whose members are actively involved in assisting their clients in selling, buying, and evaluating businesses. CABB was organized to recognize the professionals of business opportunity brokerage, to help educate the public on the benefits of using licensed intermediaries, and to establish a code of ethics to which members adhere. " The idea behind this group of professional is simple. They follow certain basic principles, ethical approach to business, the investment risk and effort that a person must calculate to estabalish and put forward a profitable continuous business. How to do a fair evaluation which gives an honest presentation to both seller and buyer.
That stepped up things a notch. Then he shared with me the organisation called IBBA.Org. He recommended that I look into that organization.
or IBBA. ORg. By the way these are elite groups. There are very many people who do what Lonnie does.
The biggest piece of advice that lonnie gave me was get a good escrow person. He even gave me a phone number and name.

Two Hours of Presentation and interview with Danny Morel of Telos. Troy McClain was more than able to hold his own with home spun wisdom, an uncanny knack for the market and a dream of being big.
He simply told his story. Like some of the best teachers of all times, he dressed the statement, the point , reason for why you are listening in a story, but then he delivered the punch line. He was not afraid to tell this group "write this down" Who were we? 400 Real Estate Agents, Brokers, Lenders, Title officers and several others who wanted to get a life by Design and not by Default. Troy Spoke to this group.
He was on the apprentice show from the first it was on. You remember him. He was the Podunk kid from Idaho that everybody was rooting for. He was the Rocky of the Finance world.
What did he teach us? 1) Preparation for opportunity when it arises is called LUCK. Are you lucky are you preparing?
2) Always do the right thing or make the thing right. We recited that one like a Mantra.
3) You Gotta know enough to know you don't know enough.
4) Be accountable. he was to his mom.
5) Aim high.
6) If you don't write it, it won't happen.
7) Know and follow your values: Faith Family, making a difference.
Troy support special olympics. He spends every monday night with 50 or so bowling and he foots the bill.
It was an incredible time. Also I invited my son. My son Daniel is an applied health major at APU. Real Estate is not what he is pursuing. But simply put, he was impressed
All the things he touched on are marketing and business truths that easily apply to real estate in Victorville, Apple Valley and Hesperia, Desert Knolls, Bell Mountain. The Mesa.
